GENERAL TERMS AND CONDITIONS OF STAY

Preamble
Domaine de la Coudre is a private home made available to guests as a furnished short-term rental for strictly residential use.
These house rules set out the conditions of occupancy and ensure respect for the property, its surroundings, and the neighbourhood. Confirming a reservation implies full and unconditional acceptance of these terms.
Article 1 — Nature and intended use of the property
1.1. The accommodation is rented as tourist lodging for strictly residential use.
1.2. Any use contrary to this purpose is prohibited unless prior written consent is obtained from the owner.
Article 2 — Maximum capacity and occupancy
2.1. The maximum capacity of the property is 12 persons, including children and infants.
2.2. It is strictly forbidden to host additional people not declared at the time of booking without the owner’s prior written consent.
2.3. Any exceedance of capacity may result in: immediate termination of the stay without refund and/or deduction from the security deposit.
Article 3 — Identity of occupants and visitors
3.1. The accommodation is reserved for the group declared at the time of booking.
3.2. Outside visitors (even briefly) are only permitted with the owner’s prior approval.
3.3. The owner may refuse any visitor likely to cause a disturbance, create a risk, or result in exceeding capacity.
Article 4 — Use of the premises and prohibitions
4.1. The property must be used with care and with respect for the premises, furniture, and equipment provided.
4.2. In particular, the following are prohibited:

parties, celebrations, gatherings,

any unauthorised commercial or professional activity,

any modification to the interior or exterior layout (moving heavy furniture, fixings, installations, etc.).
Article 5 — Quiet hours, neighbourhood, and disturbances
5.1. Quiet must be respected at all times, especially between 10:00 p.m. and 8:00 a.m.
5.2. Any noise disturbance (loud music, shouting, noisy movement at night) is prohibited.
5.3. In the event of a neighbourhood complaint or any intervention related to disturbances, the owner may terminate the stay without compensation.
Article 6 — Non-smoking property
6.1. The house is strictly non-smoking.
6.2. Smoking is prohibited inside the accommodation, in bedrooms, and in enclosed areas.
6.3. Any breach may result in cleaning/restoration charges (deodorising, deep cleaning, textiles).
Article 7 — Pets
7.1. Pets are not permitted unless the owner grants prior approval, and only under specific conditions.
7.2. If authorised, the pet remains under the guest’s responsibility, must not access bedding, and must not cause any nuisance or damage.
Article 8 — Swimming pool and outdoor areas
8.1. Pool access is unsupervised. Guests use the pool entirely at their own risk.
8.2. Children must be supervised at all times by a responsible adult.
8.3. The owner declines all liability in the event of an accident resulting from improper or imprudent use of the facilities.
8.4. Please respect safety and proper-use rules (in particular, no glass near the pool).
Article 9 — Equipment, furniture, and routine care
9.1. Furniture and equipment must be used as intended and must remain within the accommodation.
9.2. It is forbidden to use household linen (towels, sheets) for inappropriate purposes (cleaning, shoes, oils, dyes, etc.).
9.3. Any issue noticed upon arrival must be reported promptly.
Article 10 — Household linen
10.1. Bed linen and towels are provided according to the booking conditions.
10.2. No laundry is required before departure unless otherwise instructed.
10.3. In case of difficult stains, please inform us as soon as possible to avoid unnecessary costs.
Article 11 — Waste, cleanliness, and respect for the premises
11.1. Waste must be disposed of in the designated bins and sorted according to local rules.
11.2. It is forbidden to leave waste outside the property.
11.3. End-of-stay cleaning is included, but the accommodation must be left in a reasonable condition (dishes put away, bins emptied, premises respected).
Article 12 — Energy and responsible use
12.1. Guests agree to use water, heating, and electricity responsibly.
12.2. Please turn off unnecessary lights and appliances when absent, and close doors/windows when the heating is on.
Article 13 — Parking and circulation
13.1. Parking is only permitted in the designated areas.
13.2. Accessways, driveways, and technical/service areas must remain clear.
Article 14 — Keys, access, and confidentiality of codes
14.1. Check-in/check-out procedures (key box, codes, keys) must be strictly followed.
14.2. It is forbidden to share access codes with unauthorised persons.
14.3. In case of lost keys, damage to the key box, or the need for a locksmith, costs may be charged to the guest.
Article 15 — Damage and liability
15.1. The guest is responsible for all damage caused to the property, its equipment, and outbuildings during the stay.
15.2. Any breakage, loss, deterioration, or damage may be invoiced and/or deducted partially or fully from the security deposit.
Article 16 — Security deposit
16.1. A security deposit is required for every booking, according to the communicated terms.
16.2. It may be partially or fully retained in case of damage, non-compliance with the rules, or excessive cleaning required after departure.
Article 17 — Prohibition of commercial use
17.1. Any commercial use is prohibited in any form, including (non-exhaustive): filming, photo/video shoots, monetised content creation, promotional events, showroom use, workshops, corporate receptions, meetings, training courses, or any activity generating outside attendance.
17.2. An exemption may be granted only upon prior request and with the owner’s written consent. It may be subject to specific conditions (insurance, hours, authorised areas, increased deposit, additional fees, etc.).
17.3. Without written consent, the owner may require immediate cessation of the activity and apply the penalties provided for in these rules.
Article 18 — Additional fees, penalties, and compensation
18.1. Late check-out: any departure after the scheduled time (unless previously agreed in writing) may result in a penalty of €50 per started hour, to compensate for rescheduling cleaning staff and/or service providers.
18.2. Exceptional cleaning: if the accommodation is left in a condition requiring deep/extra cleaning, additional charges may apply based on the actual time required and, where applicable, the provider’s surcharges (late intervention, urgency, weekends/public holidays).
18.3. Loss of income: if a delay, condition of the accommodation, or damage results in delayed check-in, cancellation, re-accommodation, or inability to host the next guests, financial compensation may be required to cover all or part of the loss of income and costs incurred.
18.4. These penalties and charges may be deducted from the security deposit and/or invoiced to the guest.
Article 19 — Owner’s access / maintenance, safety, and compliance checks
19.1. To ensure guest safety and proper functioning of equipment, the owner (or any appointed person) may access the accommodation for maintenance, inspection, or repair, after informing guests where possible and with respect for their privacy.
19.2. The owner reserves the right to access the premises without prior notice if the situation justifies it, in particular in cases of noise disturbance, visible damage, reasonable suspicion of damage, clear breach of the rules, or any risk to persons or property (smoke, water leak, technical alert, etc.).
19.3. Such access is solely intended to stop the disturbance, assess the situation, and/or prevent damage.
Article 20 — Serious breach, termination of stay, and eviction
20.1. In the event of a serious breach affecting the accommodation, equipment, safety, neighbourhood tranquillity, or proper conduct of the stay, the owner reserves the right to terminate the rental immediately.
20.2. Serious breaches include (non-exhaustive): exceeding capacity, undeclared persons, parties/gatherings, major disturbance, damage, non-compliance with safety rules, or a serious suspicion of unlawful occupation/squatting.
20.3. Eviction may take place without delay. No refund will be due. Fees, penalties and/or deductions from the security deposit may apply. If necessary, the owner may seek assistance from the platform and/or the competent authorities.
Article 21 — Acceptance of the rules
21.1. Booking confirmation and/or entry into the premises constitutes full acceptance of these rules.
21.2. Any breach may result in the application of the measures provided herein, up to and including termination of the stay, without compensation or refund.
